What is a residents owned cooperative?

A Resident-Owned Cooperative (ROC) is a community where the residents collectively own and manage the mobile home park through a cooperative corporation. Instead of a private landlord owning the land, each household becomes a member of the cooperative and has a voice in important community decisions through a democratic voting process. Residents elect a board of directors from within the community to oversee operations, budgets, and long-term planning. This ownership model helps provide greater stability, local control, and a shared commitment to maintaining and improving the community for current and future residents.

 

Are rental homes permitted in the community?

The Cedar Falls Bylaws state that all homes are to be owner occupied.

Our cooperative is built on the principle that residents collectively own and manage the community. Requiring homes to be owner-occupied helps ensure that those making decisions about the community are also living here and invested in its long-term success.

 

How can residents get involved?

With the constant work going on to improve the park, there are almost always opportunities to volunteer. Residents of the park are encouraged to reach out to a board member to see what they can do to help the park.

Board meetings are held monthly, residents can attend these board meetings and make suggestions!
